How long is the free trial? Your free trial lasts 7 days. During the trial you have full access to the Comprehensive Deal Analyzer, including AI extraction, underwriting, normalization reports, and all export formats.
Will I be charged during the trial? No. You will not be charged until the trial ends. If you cancel before the trial period is over, you will not be billed.
What happens when my trial ends? Your card on file will be automatically charged for the plan you selected (monthly or annual). You'll receive a receipt via email.
What plans are available? We offer two plans: Monthly ($150/mo) and Annual ($1,500/yr, saves $300 compared to monthly).
Can I switch between monthly and annual plans? Yes. You can upgrade from monthly to annual at any time from your Account page. When upgrading, you'll be taken to a checkout page where you can also apply a promo code.
Can I cancel my subscription? Yes, you can cancel anytime from your Account page. Your access continues until the end of your current billing period. No partial refunds are issued for unused time.
What happens after I cancel? You retain full access until your billing period ends. After that, access to the Comprehensive Deal Analyzer is removed. Your saved analyses remain in your account and are accessible if you resubscribe.
Can I reactivate after canceling? Yes. If you cancel and change your mind before your period ends, you can reactivate from your Account page. If your subscription has already expired, you can resubscribe.
Do you offer refunds? We do not offer prorated refunds for unused subscription time. If you experience a technical issue that prevents you from using the service, contact us at contact@meridiancreintelligence.com and we'll work with you.
What happens to my uploaded documents? Documents you upload are processed solely to generate your analysis. They are deleted within 24 hours and are never shared with third parties or used to train AI models.
Are my saved analyses secure? Yes. Your analyses are stored securely and are only accessible to your account. No other user can see your data.
Can I export my data? Yes. You can download your analyses in Excel, PDF, CSV, or JSON format at any time.
How do I reset my password? Click "Forgot password?" on the sign-in page. You'll receive an email with a link to set a new password.
I didn't receive the confirmation email. What should I do? Check your spam/junk folder. If you still don't see it, try signing up again — if your account already exists, use "Forgot password?" to regain access.
Can I change my email address? Contact us at contact@meridiancreintelligence.com to update your email address.
How do I use the Deal Analyzer effectively? Start by reviewing the extracted Financial Data for accuracy. For a new acquisition, you'll typically want to adjust Real Estate Taxes (properties are often reassessed at the purchase price) and Insurance (new policies are usually higher than the seller's). Edit those values in the Financial Data section and click "Apply Changes" to establish your new baseline — this gives you a clean starting point so all scenario modeling flows from accurate numbers. Then use the Key Assumptions panel to model different scenarios — adjust the purchase price, interest rate, down payment, loan term, or exit cap rate and watch the metrics update in real time. Use Undo/Redo to compare scenarios quickly.
What types of documents can I upload? The analyzer supports Offering Memorandums (OM), Trailing 12-Month Financials (T-12), Rent Rolls, and property listing URLs from sites like LoopNet, Zillow, and Apartments.com.
My PDF is too large to upload. How can I reduce the file size? The maximum upload size is 50 MB. If your PDF exceeds this, we recommend compressing it using the Adobe Acrobat Online PDF Compressor. This typically reduces file size by 50-80% without losing text quality, which also improves extraction speed.
How accurate is the AI extraction? The AI extraction is designed to be thorough but should not be relied upon as the sole basis for investment decisions. We recommend independently verifying all figures. The Normalization Report helps identify potential discrepancies.
What is the Normalization Report? It's an AI-driven line-by-line review of the T-12 financials that identifies non-recurring income, expense variances, and normalization opportunities with specific dollar adjustments.
Are the free calculators really free? Yes. Cap rate, cash flow, mortgage, ROI, and rental estimator calculators are free to use with no account required (just an email for access).
How is Total Operating Expenses calculated? Total Operating Expenses is always the sum of the individual expense categories shown in the Financial Data section. If the AI extracts a separate "Total Expenses" line from the document that differs from the sum of the categories, the category-level sum takes priority. This ensures the displayed total is always consistent with the line items you see.
How is NOI calculated in the Financial Data section? NOI in the Financial Data section is calculated as Total Income minus Total Operating Expenses — both derived from the visible values, not extracted directly from the document. Total Income = Net Rental Income + Other Income. Total Operating Expenses = sum of all expense line items. This means if you edit any individual value, NOI updates immediately.
Why might an expense category show an incorrect amount? The AI sometimes misreads values from multi-column tables (e.g., picking up the Pro Forma column instead of the T-12 column, or confusing adjacent rows). You can correct any line item by editing it directly in the Financial Data section and clicking "Apply Changes."
What if the AI missed an expense category entirely? Use the "+ Add" button at the bottom of the Operating Expenses column to add the missing category and amount. The total and NOI will recalculate automatically.
How do I save my analysis? Click the "Save Analysis" button to save the current state — including all edits you've made to the Financial Data and Key Assumptions. Saved analyses persist in your account and sync to the cloud.
